We moved to Portugal some 10 years ago with the intentions of finding old property to renovate and sell on. We soon became very frustrated at how long everything seemed to take, From finding people we could rely upon to do work and how long it took to actually complete the work.
Following the route other people had gone was going to prove both costly and time consuming so we set about finding our own solutions.
We started out by finding a good lawyer with who we would be able to work for many years to come and who had the sense to understand that repeat business = sensible charges and respect for the client.
This was followed by searching out building material suppliers who would sell to us at trade prices as opposed to using construction companies or architects who seemed quite happy to be adding anything up to 30% on to the real price of the materials.
We then put together a small team of builders who could work for us full time for sensible wages once again avoiding what seems like the mandatory 30% added on by construction companies or architects.
This has put us into a position where we can now find, buy and renovate a property to resell for around 25% - 30% less than would have been possible if we had used outside companies to do the work.
We also now offer a project management service whereby for a fee we will oversee the work done on your house. We can make sure that materials are delivered and that you pay the correct price. We will also send you pictures of your house by e mail so that you can see the progress that is taking place.
